Eligibility
Who can subscribe.
The fund is a private‑placement investment. Eligibility is determined by investor status and country of residence. Verification is completed before any private materials are released.
United States — accredited investors
Subscription is documented under Regulation D, Rule 506(c). Accredited status is confirmed through a third‑party verification letter or a qualifying income or net‑worth attestation.
European Economic Area
Subscription is processed through Trade Estate SE under the EU AML framework. Minimum participation may vary by jurisdiction.
Other jurisdictions
Eligibility outside the United States and the EEA is reviewed case by case in line with local regulation. Contact investor relations to confirm whether subscription is available in your country of residence.
How investment works
One fund. One operator.
Shared economics.
- 01
The fund holds the projects.
Trade Estate Group operates the fund and develops every asset within it. Land, construction, leasing, and exits all sit on one balance sheet.
- 02
Investors participate through the fund.
Participation is documented under the applicable private placement framework — Regulation D, Rule 506(c) in the United States; AML‑verified subscription in the European Union. KYC, documents, and subscription are completed on the investor platform.
- 03
Returns flow on identical terms.
Rental income, capital appreciation, and exit proceeds reach fund participants on the same terms that apply to the principals. Distribution schedule and reporting cadence are set out in the fund's subscription documents.
Tokenized fund units (real‑world asset infrastructure) are in development. Until they go live, fund participation is documented through traditional private placement.

Investor questions
Common questions.
Do investors subscribe to a single project or to the fund?
Subscription is made into the Trade Estate captive fund, not into individual projects. The fund finances and holds each project directly. Returns are pro‑rata across all fund cash flows — rental income, refinance proceeds, and exit events. What is the minimum subscription size?
Minimums depend on the tranche and the investor's jurisdiction. Specific entry points are shown when onboarding begins on the investor platform, or on request from investor relations. Is this a tokenized investment?
Not at present. Fund participation is documented through traditional private placement. Tokenized fund units (RWA infrastructure) are in development; when they go live, the underlying fund terms and economics will not change. How and when are returns paid?
Rental income and capital events (sale, refinance) are distributed to fund participants on the schedule documented in the fund's subscription materials. All distributions are recorded on the investor platform and itemized in the investor letters. What happens if an individual project is delayed?
The fund holds multiple projects across the portfolio. Trade Estate Group acts as both developer and operator, so execution is controlled end‑to‑end. A delay in one project does not interrupt fund operations or the income generated by other projects. Can a position be exited before the fund's hold period ends?
There is currently no public secondary market for fund units. When tokenized fund units launch, compliant ATS venues are the planned route for secondary liquidity. Until that point, liquidity is provided at fund‑level capital events. How are investors kept informed?
Subscription agreements, fund letters, and distribution statements are delivered through the investor platform for the duration of the position. The detail and cadence of reporting are set out in the fund's subscription materials. What happens if platform credentials are compromised?
Investor relations should be contacted at investors@tradeestate.org. The platform supports re‑verification through KYC and account‑recovery procedures. The underlying fund position is unaffected by credential loss.
