Project overview

A real building. Held by the fund.

SkyUnity AirTale EU is a planned network of aviation‑linked residential communities across the European Union. Each site is organised around a private airfield serving general aviation and light business jets, with residences, hospitality, and shared amenities sited along the runway. Owners can move between sites by aircraft within the network.

The per‑site programme combines villas and homes with private aviation hangars adjacent to the airfield (residents move an aircraft directly between hangar and runway), a hotel component for transient aviation travellers passing through the network, and shared amenities including wellness, sports, and spa formats. Unit mix and density vary by site based on land conditions and local regulation.

Twenty‑seven or more sites are planned in the network's first phase across multiple EU jurisdictions. The project is currently in feasibility, land identification, and regulatory review. Subscription has not yet opened. Local general‑aviation operating permits are required in each jurisdiction before a site can activate.

Fund participation

Investors hold the fund.
The fund holds the building.

This project is held inside the Trade Estate captive fund. Subscriptions are made into the fund, not into a per‑project SPV, entitling each investor to pro‑rata participation in the fund's cash flows.

Rental income flows to fund participants on the schedule documented in the fund's subscription materials. Capital events (refinance, sale) are returned as principal. Tokenized fund units, when launched, will not change the underlying economics.
